It is family-and-second-home territory — coastal lifestyle rather than high-density investment — and hosts the TÜYAP Fair, Convention & Congress Center, Turkey's largest exhibition venue. It sits on the western E5/TEM growth corridor toward Istanbul Airport and the planned Kanal Istanbul. For buyers, pricing is around $900–$1,200/m²: smaller apartments run roughly $113,000–$135,000, while luxury 2–5 bedroom seafront homes reach $600,000+.
