About Shinagawa

Shinagawa is the door through which much of Japan enters Tokyo. A major Shinkansen stop with fast links to Haneda Airport, it has long been the city's connectivity powerhouse, and that role is about to deepen, with the district set to become the Tokyo terminus of the Chuo Shinkansen maglev line to Nagoya. The Konan side is a forest of corporate towers and business hotels, but the bayfront has steadily filled with residential high-rises, canal-side parks and the popular Aqua Park aquarium, giving the area a dual identity of workday intensity and waterfront living. The nearby Takanawa Gateway City megaproject is layering in a whole new mixed-use quarter. For investors, Shinagawa offers a clear infrastructure-led thesis: connectivity that is hard to replicate, strong corporate rental demand, and a redevelopment pipeline pointing toward durable long-term value.
