Investors should enter with eyes open on income: gross rental yields are low, averaging around 2.9–3.8% citywide and compressing to roughly 2.5% in ultra-prime locations, reflecting a market driven far more by capital preservation and lifestyle than by cash flow. With a city population near 147,000 and a state population around 573,000, Salzburg suits a wealth-preservation, capital-growth thesis rather than a yield play.
